Tenant Fees & Charges

At Rhubarb Sales & Lettings, we comply with the Tenant Fees Act 2019 and the Renters' Rights Act 2025.

Below is a breakdown of the permitted payments and fees that may apply to tenants renting a property through us.

Permitted Tenant Payments

Before Your Tenancy Starts

Holding Deposit
Equivalent to one week's rent. This will be deducted from your first rent payment or tenancy deposit, subject to the tenancy proceeding.

Tenancy Deposit
Equivalent to five weeks' rent for properties with an annual rent below £50,000, or six weeks' rent where the annual rent exceeds £50,000. The deposit will be protected in a government-approved tenancy deposit scheme.

During Your Tenancy

Rent
Rent is payable as set out in your tenancy agreement. The rent charged will not exceed the advertised rent amount.

For tenancies entered into on or after 1 May 2026, no more than one month's rent may be requested in advance.

Variation of Contract (Tenant's Request)
£50 (including VAT) per agreed variation, or reasonable costs incurred if higher.

Change of Sharer (Tenant's Request)
£50 (including VAT) per replacement tenant, or reasonable costs incurred if higher. This includes referencing, Right to Rent checks, deposit registration and legal documentation.

Replacement of Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing lost keys, fobs or security devices. Where locks require changing, tenants will also be responsible for the reasonable costs of a locksmith, replacement locks and replacement keys.

Late Payment of Rent
Interest may be charged on rent outstanding for more than 14 days at a rate of 3% above the Bank of England Base Rate.

Ending Your Tenancy

Under an Assured Periodic Tenancy, tenants may end their tenancy by giving a minimum of two months' written notice. The tenancy end date must coincide with the end of a rent period.

Where a tenant wishes to leave before the required notice period expires, or otherwise seeks to end the tenancy early, they may be liable for the landlord's reasonable costs and losses. These charges will not exceed the amount of rent the landlord would have received had the correct notice been given.

Prohibited Fees

We do not charge fees for:
• Referencing
• Credit checks
• Inventory preparation
• Check-in or check-out services
• Routine property inspections
• Any other fees prohibited under the Tenant Fees Act 2019
