At rhubarb Sales & Lettings, we comply with the Tenant Fees Act 2019.
Below is a breakdown of the permitted fees we may charge:

Permitted Tenant Fees

Before Your Tenancy Starts

Holding Deposit: Equivalent to one week’s rent. This will be deducted from your first rent payment if the tenancy proceeds.

Security Deposit: Equivalent to five weeks’ rent (for rents under £50,000 per year) or six weeks’ rent (for rents over £50,000 per year).

During Your Tenancy

Rent Payments: As per your tenancy agreement.

Changes to the Tenancy Agreement: £50 (or reasonable costs incurred) if you request a variation, assignment, or novation of the tenancy.

Replacement of Lost Keys/Security Devices: Charged at the cost of replacement.

Late Rent Payment (After 14 Days): Interest at 3% above the Bank of England base rate.

Ending Your Tenancy

Early Termination (Requested by Tenant): Costs associated with re-letting the property, capped at the landlord’s actual loss.

Prohibited Fees

We do not charge fees for referencing, inventory checks, check-out fees, or any other services not permitted under the Tenant Fees Act 2019.
